Overview

How buying from the USA works

Kenyans in Dallas, Houston, Minneapolis, Atlanta, Seattle and across the US often ask us the same thing: how do I buy at home without a realtor, an escrow company and title insurance? In Kenya the advocate does most of that work. Your own advocate runs the official title search, holds the deposit in a client account, prepares the transfer and lodges it for registration.

Below you will find verified land and homes with an indicative USD figure next to the KES price, viewing times worked out for Eastern, Central and Pacific time, and plain steps for wiring money safely. If nothing fits yet, tell us your budget and area and we will send verified matches by WhatsApp or email.

Your advocate runs an official search to confirm the registered owner and any charges before you sign.

Viewings on your clock

Nairobi runs on East Africa Time (UTC+3) all year. Daylight viewings work best between 10:00 and 16:00 there.

  • Nairobi is 7 hours ahead of New York today; the gap moves between 7 and 8 hours when the clocks change. A 10:00 to 16:00 Nairobi viewing is 03:00 to 09:00 in New York.
  • Nairobi is 8 hours ahead of Dallas today; the gap moves between 8 and 9 hours when the clocks change. A 10:00 to 16:00 Nairobi viewing is 02:00 to 08:00 in Dallas.

Ask the lister for a live WhatsApp video call rather than a recorded clip: you can ask them to walk the boundary, open taps and show the access road. Kenyans in Dallas, Houston, Minneapolis, Atlanta, Boston, Seattle and the Washington, DC area use our remote viewing checklist to make the call count.

Paying safely from the USA

Wire US dollars from your US bank to your advocate's client account in Kenya. Check the receiving bank's SWIFT details with the advocate by phone on a number you looked up yourself, and ask your bank about wire fees and the exchange rate it will use. Never wire to a seller, a broker or a personal mobile money number.

  • Pay by bank transfer into your advocate's client account only.
  • Never send money to an individual, an agent or a personal mobile money number.
  • Never pay before a verified viewing and a clean official search.

Signing without flying home

A power of attorney lets someone you trust in Kenya sign for you. Keep it specific to one property and one transaction. You sign it at the Embassy of Kenya in Washington, DC or before a notary in the USA, and your advocate then has it stamped and registered in Kenya before it is used. Confirm the exact signing route with your advocate before you book an appointment.

Diaspora mortgages

US lenders rarely finance property in Kenya. Several Kenyan banks run diaspora mortgage products that ask for proof of US income, recent bank statements, identification and a deposit, with a valuation by a lender-approved valuer. Terms change, so compare at least two lenders and read the full offer before signing.

FAQ

Questions buyers in USA ask

General information, reviewed 17 Oct 2026. It is not legal or tax advice: your own advocate confirms the steps for your purchase.

Ask for verified listings

Can I own freehold land in Kenya while living in the USA?

Yes, if you are a Kenyan citizen, including a dual citizen of the USA. Kenyan citizens can hold freehold title wherever they live. If you are not a Kenyan citizen, the Constitution limits you to leasehold of up to 99 years.

How do I check the title before I pay from the USA?

Your own advocate runs an official search on Ardhisasa, the Ministry of Lands platform, to confirm the registered owner and any charges, and you or someone you trust views the property, verified, before any money moves. Never pay before a verified viewing.

How much is stamp duty and how is it paid?

Stamp duty is 4% of the value for property in urban areas and 2% in rural areas. It is assessed and paid through Ardhipay before the transfer is registered.

How long does a transfer take?

Usually 45 to 90 days from signing the sale agreement, depending on consents, the stamp duty valuation and the land registry.

Do I have to fly home to sign?

No. You can sign a power of attorney so someone you trust signs in Kenya for you. Sign it at the Embassy of Kenya in Washington, DC or before a notary in the USA, then your advocate has it stamped and registered in Kenya before it is used.

Do I report Kenyan property or accounts to the IRS?

US citizens and residents can have reporting duties for foreign income and accounts. Speak to a US tax professional about your situation; we do not give tax advice.

Is there escrow in Kenya?

Not in the US sense. The usual safeguard is that money passes through the advocates' client accounts and is released on agreed steps, such as a clean search and the signed transfer.
