Overview

How buying from the UK works

Whether you are in London, Birmingham, Manchester or Leeds, buying in Kenya follows a different path from buying in England, Wales or Scotland. Your lawyer is an advocate in Kenya whom you choose and pay, the title is checked with an official search on Ardhisasa, stamp duty is paid through Ardhipay, and ownership passes only when the land registry records the transfer.

This page brings together what a UK-based buyer needs: listings priced in KES with an indicative GBP figure, viewing slots that fit around a UK working day, how to move pounds safely, and how to sign documents without flying home. Every listing below has passed our checks, and you can post what you need so matching owners and agents can reach you.

Before you start

The essentials for buyers in UK

  • Freehold for Kenyan citizens

Kenyans abroad, including dual citizens of the UK, can own freehold land. Non-citizens can hold leasehold of up to 99 years.

  • Title search on Ardhisasa

Your advocate runs an official search to confirm the registered owner and any charges before you sign.

  • Stamp duty 4% or 2%

4% of the value in urban areas and 2% in rural areas, paid through Ardhipay before registration.

  • 45 to 90 days

A typical transfer from signing the sale agreement to registration.

  • Your own advocate

Hire an advocate who works only for you. Never share the seller's or the agent's lawyer.

  • View before you pay

Never pay a deposit or fee before a verified viewing, in person or by live video.

Viewings on your clock

Nairobi runs on East Africa Time (UTC+3) all year. Daylight viewings work best between 10:00 and 16:00 there.

  • Nairobi is 2 hours ahead of London today; the gap moves between 2 and 3 hours when the clocks change. A 10:00 to 16:00 Nairobi viewing is 08:00 to 14:00 in London.

Ask the lister for a live WhatsApp video call rather than a recorded clip: you can ask them to walk the boundary, open taps and show the access road. Kenyans in London, Birmingham, Manchester, Leeds, Reading and Leicester use our remote viewing checklist to make the call count.

Paying safely from the UK

Send pounds by bank transfer from your UK account straight to your advocate's client account in Kenya, and ask your bank what exchange margin it applies before you send. Confirm the client account details by phone with the advocate on a number you found yourself, not one sent in an email, because changed bank details are the most common payment fraud.

  • Pay by bank transfer into your advocate's client account only.
  • Never send money to an individual, an agent or a personal mobile money number.
  • Never pay before a verified viewing and a clean official search.

Signing without flying home

A power of attorney lets someone you trust in Kenya sign for you. Keep it specific to one property and one transaction. You sign it at the Kenya High Commission in London or before a notary in the UK, and your advocate then has it stamped and registered in Kenya before it is used. Confirm the exact signing route with your advocate before you book an appointment.

Diaspora mortgages

Some Kenyan banks offer mortgages to Kenyans living abroad. Expect to show UK payslips or accounts, several months of bank statements and your passport, and to pay a deposit. A UK lender will not usually lend against property in Kenya, so most UK-based buyers either save the full price or combine savings with a Kenyan lender. Compare offers from more than one lender before you commit.

FAQ

Questions buyers in UK ask

General information, reviewed 17 Oct 2026. It is not legal or tax advice: your own advocate confirms the steps for your purchase.

Ask for verified listings

Can I own freehold land in Kenya while living in the UK?

Yes, if you are a Kenyan citizen, including a dual citizen of the UK. Kenyan citizens can hold freehold title wherever they live. If you are not a Kenyan citizen, the Constitution limits you to leasehold of up to 99 years.

How do I check the title before I pay from the UK?

Your own advocate runs an official search on Ardhisasa, the Ministry of Lands platform, to confirm the registered owner and any charges, and you or someone you trust views the property, verified, before any money moves. Never pay before a verified viewing.

How much is stamp duty and how is it paid?

Stamp duty is 4% of the value for property in urban areas and 2% in rural areas. It is assessed and paid through Ardhipay before the transfer is registered.

How long does a transfer take?

Usually 45 to 90 days from signing the sale agreement, depending on consents, the stamp duty valuation and the land registry.

Do I have to fly home to sign?

No. You can sign a power of attorney so someone you trust signs in Kenya for you. Sign it at the Kenya High Commission in London or before a notary in the UK, then your advocate has it stamped and registered in Kenya before it is used.

Do I need to declare Kenyan property to HMRC?

Owning property abroad can have UK tax consequences, for example on rental income or a later sale. Ask a UK tax adviser about your own position; we do not give tax advice.

Can my UK solicitor handle the purchase?

Only an advocate admitted in Kenya can act on a Kenyan transfer. Your UK solicitor can witness documents or advise you in the UK, but your Kenyan advocate runs the search, the agreement and the registration.
