Overview

How buying from the UAE works

If you are working in Dubai, Abu Dhabi or Sharjah, Nairobi is only one hour behind you, so a live video viewing fits into a lunch break or the end of a shift. Many Kenyans in the Gulf buy in stages: a plot first, then a house on it, or an apartment on a payment plan. Each of those needs the same care: a verified seller, an official search and an advocate you chose yourself.

Off-plan purchases are familiar from the UAE market, but in Kenya you should check that the developer owns the land, has approvals, and that your instalments go to an advocate's or project account named in the agreement. The listings below have an indicative AED figure next to the KES price.

The essentials for buyers in UAE

  • Freehold for Kenyan citizens

Kenyans abroad, including dual citizens of the UAE, can own freehold land. Non-citizens can hold leasehold of up to 99 years.

  • Title search on Ardhisasa

Your advocate runs an official search to confirm the registered owner and any charges before you sign.

  • Stamp duty 4% or 2%

4% of the value in urban areas and 2% in rural areas, paid through Ardhipay before registration.

  • 45 to 90 days

A typical transfer from signing the sale agreement to registration.

  • Your own advocate

Hire an advocate who works only for you. Never share the seller's or the agent's lawyer.

  • View before you pay

Never pay a deposit or fee before a verified viewing, in person or by live video.

Viewings on your clock

Nairobi runs on East Africa Time (UTC+3) all year. Daylight viewings work best between 10:00 and 16:00 there.

  • Nairobi is 1 hour behind Dubai all year. A 10:00 to 16:00 Nairobi viewing is 11:00 to 17:00 in Dubai.

Ask the lister for a live WhatsApp video call rather than a recorded clip: you can ask them to walk the boundary, open taps and show the access road. Kenyans in Dubai, Abu Dhabi, Sharjah, Ajman and Al Ain use our remote viewing checklist to make the call count.

Paying safely from the UAE

Transfer dirhams from your UAE bank account to your advocate's client account in Kenya and keep the transfer confirmation. Money transfer shops and mobile money are convenient for family, but for a property purchase use a bank transfer that names the advocate's firm as the beneficiary. Never send money to a seller's or agent's personal number.

  • Pay by bank transfer into your advocate's client account only.
  • Never send money to an individual, an agent or a personal mobile money number.
  • Never pay before a verified viewing and a clean official search.

Signing without flying home

A power of attorney lets someone you trust in Kenya sign for you. Keep it specific to one property and one transaction. You sign it at the Embassy of Kenya in Abu Dhabi or the Consulate in Dubai or before a notary in the UAE, and your advocate then has it stamped and registered in Kenya before it is used. Confirm the exact signing route with your advocate before you book an appointment.

Diaspora mortgages

Most Gulf-based buyers pay from savings or on a developer payment plan. Some Kenyan banks lend to Kenyans working in the Gulf if you can show a stable contract, salary statements and a deposit. Ask what happens to the loan if your contract ends, and compare more than one offer.

FAQ

Questions buyers in UAE ask

General information, reviewed 17 Oct 2026. It is not legal or tax advice: your own advocate confirms the steps for your purchase.

Ask for verified listings

Can I own freehold land in Kenya while living in the UAE?

Yes, if you are a Kenyan citizen, including a dual citizen of the UAE. Kenyan citizens can hold freehold title wherever they live. If you are not a Kenyan citizen, the Constitution limits you to leasehold of up to 99 years.

How do I check the title before I pay from the UAE?

Your own advocate runs an official search on Ardhisasa, the Ministry of Lands platform, to confirm the registered owner and any charges, and you or someone you trust views the property, verified, before any money moves. Never pay before a verified viewing.

How much is stamp duty and how is it paid?

Stamp duty is 4% of the value for property in urban areas and 2% in rural areas. It is assessed and paid through Ardhipay before the transfer is registered.

How long does a transfer take?

Usually 45 to 90 days from signing the sale agreement, depending on consents, the stamp duty valuation and the land registry.

Do I have to fly home to sign?

No. You can sign a power of attorney so someone you trust signs in Kenya for you. Sign it at the Embassy of Kenya in Abu Dhabi or the Consulate in Dubai or before a notary in the UAE, then your advocate has it stamped and registered in Kenya before it is used.

Can I buy if my employer holds my passport or I have a short contract?

You need your Kenyan ID or passport details for the agreement and the transfer, and the person signing must be identifiable. Talk to your advocate early if you are short of documents; a power of attorney to someone you trust in Kenya can help.

Are off-plan apartments in Kenya safe to buy from the Gulf?

They can be, if the developer owns the land, has the approvals, and your instalments are protected by the agreement. Ask your advocate to check the title, approvals and the payment terms before the first payment.
