Overview

How buying from Canada works

From Toronto and Ottawa to Calgary, Edmonton and Vancouver, Kenyans in Canada buy at home for family, retirement or rental income. The process is closer to a lawyer-led closing than you might expect, but with Kenyan steps: an official search on Ardhisasa, land control board consent for agricultural land, and stamp duty paid through Ardhipay before registration.

Use this page to shortlist verified listings with an indicative CAD figure, book a video viewing at a time that works whether you are on Eastern or Pacific time, and send money only to your own advocate. Can't see the right plot or house? Tell us what you need and we will look.

Viewings on your clock

  • Nairobi is 7 hours ahead of Toronto today; the gap moves between 7 and 8 hours when the clocks change. A 10:00 to 16:00 Nairobi viewing is 03:00 to 09:00 in Toronto.
  • Nairobi is 9 hours ahead of Calgary today; the gap moves between 9 and 10 hours when the clocks change. A 10:00 to 16:00 Nairobi viewing is 01:00 to 07:00 in Calgary.

Ask the lister for a live WhatsApp video call rather than a recorded clip: you can ask them to walk the boundary, open taps and show the access road. Kenyans in Toronto, Ottawa, Calgary, Edmonton, Winnipeg and Vancouver use our remote viewing checklist to make the call count.

Paying safely from Canada

Send Canadian dollars by international wire from your Canadian bank to your advocate's client account in Kenya. Ask your bank which rate and fees apply, and confirm the account details with your advocate by phone before every payment. Keep the sale agreement, receipts and the advocate's acknowledgement for your own records.

  • Pay by bank transfer into your advocate's client account only.
  • Never send money to an individual, an agent or a personal mobile money number.
  • Never pay before a verified viewing and a clean official search.

Signing without flying home

A power of attorney lets someone you trust in Kenya sign for you. Keep it specific to one property and one transaction. You sign it at the Kenya High Commission in Ottawa or before a notary in Canada, and your advocate then has it stamped and registered in Kenya before it is used. Confirm the exact signing route with your advocate before you book an appointment.

Diaspora mortgages

Canadian lenders do not usually lend against Kenyan property. Some Kenyan banks offer diaspora home loans that look at Canadian income, statements and identification and need a deposit and a valuation. Treat any rate you see advertised as a starting point and compare full offers.

FAQ

Questions buyers in Canada ask

General information, reviewed 17 Oct 2026. It is not legal or tax advice: your own advocate confirms the steps for your purchase.

Ask for verified listings

Can I own freehold land in Kenya while living in Canada?

Yes, if you are a Kenyan citizen, including a dual citizen of Canada. Kenyan citizens can hold freehold title wherever they live. If you are not a Kenyan citizen, the Constitution limits you to leasehold of up to 99 years.

How do I check the title before I pay from Canada?

Your own advocate runs an official search on Ardhisasa, the Ministry of Lands platform, to confirm the registered owner and any charges, and you or someone you trust views the property, verified, before any money moves. Never pay before a verified viewing.

How much is stamp duty and how is it paid?

Stamp duty is 4% of the value for property in urban areas and 2% in rural areas. It is assessed and paid through Ardhipay before the transfer is registered.

How long does a transfer take?

Usually 45 to 90 days from signing the sale agreement, depending on consents, the stamp duty valuation and the land registry.

Do I have to fly home to sign?

No. You can sign a power of attorney so someone you trust signs in Kenya for you. Sign it at the Kenya High Commission in Ottawa or before a notary in Canada, then your advocate has it stamped and registered in Kenya before it is used.

Do I need to tell the CRA about property in Kenya?

Canadian residents may have reporting duties for foreign property above certain values and must declare foreign income. Check with a Canadian tax professional; we do not give tax advice.

What is land control board consent?

Transfers of agricultural land need consent from the local land control board before registration. Your advocate applies for it; budget time for the board's sitting.
