Choosing where to live in Nairobi matters more than choosing the house. The same rent buys a very different life in different estates, mostly because of commute time, water reliability and security. This guide groups popular neighbourhoods by budget band and explains who each suits and what to check.

We deliberately do not quote fixed "average rent" figures. Published averages for the same estate often disagree widely and go out of date quickly. Instead, each area links to live listings so you can see current asking rents.

How to choose, in three questions

  1. Where do you need to be every day? Time the commute at 7am and 6pm, not at noon.
  2. What can you not live without? Reliable water, parking, a lift, security, space for children, nightlife?
  3. What is your total monthly budget? Rent plus service charge, water, power, transport and internet.

Upmarket neighbourhoods

Area Who it suits Things to check
Kilimani Professionals and young families who want to be central, with many apartments and amenities Traffic on Ngong Road and Argwings Kodhek, water storage in older blocks
Kileleshwa Families and professionals who want quieter streets close to town Building age, backup water and power
Westlands People working in Westlands offices, nightlife lovers, short commutes Noise near entertainment areas, parking
Lavington Families wanting space, gardens and quieter roads Higher rents for standalone homes, school runs
Karen Families wanting large compounds and greenery Distance from the CBD and Westlands, transport without a car
Runda Those wanting large homes in a quiet suburb Car dependence

Prime estates attract scammers because demand is high. Citizen Digital reported in October 2025 that rental fraud was growing in Kilimani, Kileleshwa, Lavington and Jamhuri. Never pay before viewing and signing. See how to avoid rental scams.

Mid-range neighbourhoods

Area Who it suits Things to check
South B and South C Families and workers in Industrial Area, the CBD and along Mombasa Road Traffic at peak hours, building age
Parklands Professionals wanting access to Westlands and the CBD Water, parking, noise
Langata Families wanting space near Karen and the Southern Bypass Commute direction
Kasarani and Roysambu Young professionals and families along Thika Road Water reliability, flooding on some roads
Upper Hill People working in Upper Hill offices and hospitals Limited residential stock

Budget-friendly neighbourhoods

Area Who it suits Things to check
Kahawa West Students and young workers, including near Kenyatta University Security at night, water
Githurai 44 Budget renters along Thika Road Congestion and matatu access
Umoja, Donholm and Pipeline Families and workers in Eastlands wanting lower rents Building quality, crowding, water
Embakasi and Utawala Airport and Mombasa Road workers, families wanting newer builds Road access in the rains
Zimmerman Budget renters near Thika Road Drainage and water
Kayole Lowest rents in Eastlands Security and building quality

If you are looking for the cheapest options, start with bedsitters across Nairobi.

Satellite towns just outside Nairobi

More space for the money, in exchange for a longer commute:

Town Who it suits Things to check
Ruaka Professionals working in Westlands, Gigiri and the UN area Traffic on Limuru and Kiambu roads, water
Ruiru and Juja Families and students along Thika Road Commute, water supply
Kitengela Families wanting space and newer houses Namanga Road traffic, water
Syokimau Workers at the airport, Mombasa Road and those using the Expressway Toll costs if you use the Expressway
Ongata Rongai Students and families near Karen and Langata Magadi Road traffic
Kikuyu Those working in Westlands and along Waiyaki Way Water, hilly roads

Matching an area to your life

If you are Start with
A young professional working in Westlands or Upper Hill Kilimani, Kileleshwa, Parklands, Westlands
A family wanting space and good schools nearby Lavington, Karen, Langata, Kitengela, Ruaka
A student at a Thika Road university Kahawa West, Juja, Ruiru, Githurai
Working near the airport or on Mombasa Road South B, South C, Syokimau, Embakasi, Utawala
On a tight budget Eastlands estates and bedsitters along Thika Road
Working from home most days A quieter estate with reliable power and fibre, where commute matters less

Transport and commuting

Nairobi traffic decides how much an area really costs you. A few points worth knowing:

  • Matatus serve almost every estate, but routes, fares and travel times change with the hour and the weather. Ask locals which stage they use and how long the trip really takes.
  • The Nairobi Expressway links the Mombasa Road side of the city with Westlands and can cut journey times for drivers who pay the toll.
  • Commuter rail serves some routes, including stations towards Syokimau and Ruiru, and can be faster than the road at peak times.
  • Walking distance matters. A home 15 minutes' walk from the main road can be harder in the rains than it looks on a map.

What to check in any neighbourhood

  • Water: ask neighbours how many days a week water flows, and check for storage tanks
  • Power: frequency of outages and whether there is backup
  • Security: guards, gate, lighting and how the street feels at night
  • Commute: test it at rush hour on the transport you will use
  • Flooding: ask how the road behaves in the long rains
  • Shops and services: the nearest supermarket, clinic and pharmacy

Narrow it down
